Techo-Bloc Home Additions & ADU: The Sunnyvale Owner’s Guide
Techo-Bloc pavers and retaining-wall systems installed on home additions and ADUs in Sunnyvale typically run $45,000-$130,000 for a complete project, with Techo-Bloc hardscaping components priced separately from the structural build. We stock and install Techo-Bloc-compatible drainage cells, wall connectors, and cap units for the Mini-Creta, Raffinato, and Brandon Wall series, and we carry common failure parts on our trucks for Sunnyvale’s Lakewood Village and Washington Park neighborhoods. Most homeowners discover a problem when settling cracks appear in the paver field above a failing drainage layer, or when cap stones shift after winter rains expose undercut bedding sand.
Which Techo-Bloc Models This Applies To
Techo-Bloc’s retaining-wall and paver systems for residential additions and ADUs break into three series we see most often in Sunnyvale. The Mini-Creta line uses a 6-inch split-face unit with a pinned connection system; the pins are polymer, not steel, and they degrade in UV faster than the concrete itself. Raffinato is a smooth-faced architectural wall with a rear-lip connection that depends on precise setback angles; if the base course shifts, the entire wall leans. Brandon Wall is the heavy-duty option for taller ADU perimeter walls, using a fiberglass-pin connection with a 1,500-pound-per-foot rating.
To identify your part, look for the stamped date code on the block’s rear face, not the exposed face. Techo-Bloc changed its pin diameter in 2019; pre-2019 Mini-Creta uses a 0.375-inch pin, post-2019 uses 0.312-inch. Mixing them cracks the block. We source OEM pins and caps through Techo-Bloc’s West Coast distribution in Livermore, but for drainage cells and geogrid we use a quality aftermarket equivalent rated to the same 4,000-pound grab-tensile strength. The aftermarket saves roughly 15% on material without changing the wall’s engineered capacity. We list both options in our written quote so you see the delta.
Signs Your Techo-Bloc Home Additions & ADU Is Failing

- Cap stones rock or lift at the corners. This usually means the adhesive bond between cap and wall unit has failed, or the pins beneath the cap course have sheared. In Sunnyvale, thermal cycling between 40°F winter nights and 90°F summer days stresses that bond more than in coastal zones.
- Paver field shows a V-shaped crack pointing toward the foundation. The crack tracks a settlement line where the compacted base beneath the pavers has washed out, often because the Techo-Bloc drainage cell behind the wall is clogged and sending water under the paver bed instead of through it.
- Wall leans visibly or the setback angle steepens. The rear-lip connection on Raffinato or the pin connection on Mini-Creta has lost engagement, usually from hydrostatic pressure behind the wall that the drainage aggregate should have relieved.
- Efflorescence blooms white on the block face, then the face spalls. Water is moving through the block instead of around it, carrying salts to the surface. This indicates a failed waterproofing detail at the addition’s foundation tie-in, not a block defect.
- Geogrid layers are visible at the wall face. The grid was installed too shallow or has pulled out from insufficient embedment length. This is a structural failure; the wall is now carrying load it was not designed for.

AfterReplacement Cost & What’s Included
| Component / Scope | Price Range in Sunnyvale |
|---|---|
| Techo-Bloc cap unit replacement (labor + material, per linear foot) | $45-$85 |
| Drainage cell / geotextile replacement (wall under 4 feet) | $12-$22 per square foot of wall face |
| Pin connection repair, Mini-Creta or Raffinato (per course) | $180-$340 |
| Complete paver base reset with drainage correction | $8,000-$18,000 |
| Full retaining-wall rebuild, ADU perimeter (engineered, permitted) | $15,000-$35,000 |
| Complete home addition with Techo-Bloc hardscape | $45,000-$130,000 |
The range depends on three factors: wall height (engineered walls over 4 feet require a Sunnyvale building permit and soils report), access for mini-excavator work, and whether the failure has undermined the ADU’s foundation drainage. Under Clause 1 of the Haven Standard, you get a written line-item quote before any work starts: material counts, labor hours, permit fees, and disposal listed separately. No change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation; Techo-Bloc’s material warranty covers manufacturing defects. We register that warranty for you and document the installation with our standard photo record.
DIY or Call Us?

There is one safe check a homeowner can make: look at the wall’s drainage outlet at grade. If it’s blocked with mulch or soil, clear it by hand. That is the limit of what we recommend.
Everything else carries real risk. A leaning retaining wall is a mass of concrete and soil in tension; pulling a block to replace a pin can trigger a partial collapse if the geogrid is already compromised. Cutting into a cap course with a grinder without dust suppression and eye protection is an injury we have seen more than once. And if the wall is over 4 feet, California Building Code requires a permit and engineered drawings; unpermitted work on an ADU structure can trigger a compliance order that stalls your certificate of occupancy.

FAQs
Properly installed Techo-Bloc walls last 30-50 years; the polymer pins and drainage geotextile are the weak points, typically degrading in 15-20 years due to UV exposure and soil chemistry. Call (650) 405-3637 for an inspection if your wall is approaching that age - estimates are free.
Localized pin replacement and cap resetting can save a wall if the base course is sound and the lean is under 2 inches in 8 feet. Beyond that, partial rebuild is more economical than repeated repairs. We will show you both options in the written quote. Call (650) 405-3637 to schedule.
Pin and cap repairs finish in one day; drainage cell replacement on a 20-foot wall section takes 2-3 days including compaction and paver reset. Full rebuilds run 1-2 weeks depending on permit inspection scheduling with the City of Sunnyvale. Call (650) 405-3637 for a timeline with your specific scope.
We stock pins, caps, adhesive, drainage cell, and geogrid for Mini-Creta, Raffinato, and Brandon Wall on our Sunnyvale trucks. Specialty colors or large cap orders ship from Livermore in 3-5 business days. Call (650) 405-3637 to confirm availability for your color and series.
