CWS Windows & Doors: The Sunnyvale Owner’s Guide

We stock and install CWS-compatible windows and doors across Sunnyvale, with most replacement parts available same-day and full unit installations quoted at $4,500-$15,000 depending on series and opening count. CWS units are common in Lakewood Village and the Washington Park corridor, where the original installations from the 2005-2015 building cycle are now showing hardware fatigue. Most Sunnyvale homeowners discover a problem when the sash won’t stay open on a warm afternoon, or when the locking mechanism grinds instead of seating flush.

Which CWS Models This Applies To

CWS operated under several series names that overlap in Sunnyvale: the CWS 3000 vinyl line, the CWS 5000 aluminum-clad series, and the earlier CWS Classic units sold through regional distributors before 2012. The part you need depends on which generation you own. Check the spacer bar between the glass panes for an etched CWS logo and a date code, or remove the interior sash stop and look for a paper label on the frame edge with the series number and nominal dimensions.

The 3000 series uses a 5/8-inch pivot bar that is not interchangeable with the 3/4-inch bar on the 5000 series, a mismatch we’ve seen cause repeat failures when homeowners order by window size alone. For balances and locks, we source OEM-equivalent hardware from Amesbury Truth and Caldwell, which meets the original torque and cycle-test specs at roughly 60% of CWS direct pricing. We carry both on the truck for Sunnyvale calls. Rowan Construction Group Sunnyvale is an independent service provider and is not affiliated with CWS.

Signs Your CWS Windows & Doors Is Failing

Signs Your CWS Windows & Doors Is Failing
  • Sash drops or won’t stay open. The coil balance has lost tension, usually from metal fatigue after 12,000-15,000 cycles. In Sunnyvale’s mild climate this typically shows up at 15-20 years, sooner if the window faces west and cycles through daily thermal expansion.
  • Locking lever sticks or requires force. The zinc die-cast cam has worn or the keeper has shifted. The keeper screws loosen gradually from vibration; retightening sometimes works, but a distorted cam needs replacement.
  • Visible moisture between glass panes. The insulated glass unit (IGU) seal has failed, allowing argon fill to escape and ambient air to enter. Once fog appears, the Low-E coating is already degrading and the IGU must be replaced, not repaired.
  • Air infiltration at the sash perimeter. Compression weatherstrip has flattened or the pile seal has worn away. On CWS 3000 units the pile is a proprietary T-slot design; standard adhesive-backed replacement won’t seat properly.
  • Frame corner separation or sill cap lifting. The mechanical corner key has backed out or the vinyl weld has cracked from UV exposure. Sunnyvale’s 250+ annual days of sun accelerate this on south-facing elevations.

Replacement Cost & What’s Included

For CWS window and door work in Sunnyvale, our installed pricing runs as follows:

  • Single IGU (insulated glass unit) replacement: $280-$520 per sash
  • Balance system replacement (coil or block-and-tackle): $180-$340 per sash
  • Lock/keeper hardware set: $120-$220 per window
  • Weatherstrip replacement (pile and compression): $95-$180 per window
  • Full CWS window replacement (vinyl, standard opening): $4,500-$15,000 whole-house

The range reflects unit size, second-story access, and whether the existing frame is square within 1/4 inch. Every quote is a flat written price with parts, labor, and disposal listed separately. Under Clause 1 of the Haven Standard, that price is fixed; no change proceeds without a signed change order. Our 365-Day Done Right Promise covers the installation and hardware function. DIY or Call Us?

DIY or Call Us?

There’s a safe middle ground. A homeowner can inspect the label, photograph the failed part, and verify the sash moves freely in the track without binding. What goes wrong is forcing a balance replacement without supporting the sash weight, which can damage the frame or cause personal injury from a dropped window. IGUs are not field-serviceable; drilling the seal to “defog” destroys the unit. For anything involving glass handling, ladder work, or frame disassembly, we recommend a trained technician. Measure it twice, write it down, then build it. If you’d rather have the documentation and a flat price before anyone touches the window, call us at (650) 405-3637.
