Tamko Roofing: The Sunnyvale Owner’s Guide

We stock and install Tamko-compatible roofing components in Sunnyvale, with most repairs running $400-$1,800 installed and full replacements at $8,000-$20,000 depending on square footage and decking condition. Most Tamko parts are on our trucks or available next-day through our distributor network. Homeowners usually discover a problem after a heavy Santa Clara Valley rain, when they spot water staining on the ceiling or find granules from asphalt shingles collecting in the gutter downspouts.

Measure it twice, write it down, then build it. That’s how we’ve handled every roofing job since 2007.

Which Tamko Models This Applies To

Tamko’s residential lines in Sunnyvale break into three main series: Heritage, Heritage Vintage, and Titan XT. The Heritage series uses a standard 13-1/4 inch by 39-3/8 inch shingle with a 30-year limited warranty, while the Titan XT steps up to a Class 3 impact rating with a slightly different fastening zone, 1-1/2 inches from the bottom edge versus 1 inch on standard Heritage. If you’re matching a repair, check the underside of a loose shingle for the printed lot code and series name, or measure the exposure, the visible portion after installation, which runs 5-5/8 inches on Heritage and 5-3/4 inches on Titan XT.

We source OEM Tamko shingles and components through authorized distributors, but we also vet aftermarket equivalents for ridge caps, drip edge, and underlayment when the OEM lead time stretches past what a leaking roof allows. In Sunnyvale’s climate, the aftermarket underlayment we specify must pass the same ASTM D226 standard as Tamko’s own product, or we won’t install it. The compatibility gotcha to watch: Heritage Vintage uses a thicker, laminated shingle at 240 pounds per square, and mixing it with standard Heritage 200-pound shingles on the same plane creates a visible lippage that traps debris.

Signs Your Tamko Roofing Is Failing

Signs Your Tamko Roofing Is Failing
  • Granule loss in gutters. Asphalt shingles shed granules as the UV coating breaks down. In Sunnyvale’s 260-plus annual days of sun, this accelerates after year 15 on south-facing slopes, exposing the fiberglass mat beneath.
  • Curling or clawing at shingle edges. Heat-driven moisture cycling causes the bottom edge to curl under, clawing, or the top edge to curl up. Either way, the fastening seal is compromised and wind uplift resistance drops sharply.
  • Cracked shingles without impact damage. Thermal expansion across 40-degree daily swings in Sunnyvale summer, 55°F at dawn to 95°F by afternoon, fatigues the asphalt. Cracks run vertically on the shingle face, not diagonally like hail damage.
  • Flashing separation at walls or penetrations. The metal step flashing where a roof meets a second-story wall, or the pipe boot around plumbing vents, works loose as the structure settles. Tamko’s warranty covers the shingles, not the flashing installation, which is where most leaks originate.
  • Sagging between rafters in the attic. This indicates decking saturation, usually plywood or OSB that has delaminated. In older Sunnyvale homes with original 1×8 tongue-and-groove decking, we sister in plywood rather than remove the historic boards.

Replacement Cost & What’s Included

For Tamko roofing in Sunnyvale, repair work runs $400-$1,800 depending on how many squares need replacement and whether the decking beneath is sound. A full tear-off and replacement with Tamko Heritage on a typical 2,000-square-foot home falls in our $8,000-$20,000 range, with Titan XT adding roughly 15% for the impact-rated material.

What drives the spread: decking replacement at $65-$95 per sheet if moisture damage is found, the number of layers being removed, Sunnyvale’s disposal fees at the SMaRT Station, and whether we need to reflash chimneys or skylights. Under Clause 1 of the Haven Standard, every quote is a flat written price with material costs, labor hours, and any subcontractor scope, flashing work, for example, listed separately. No work starts until you have that number in hand. Our 365-Day Done Right Promise covers the installation, and Tamko’s own limited warranty runs 30 to 50 years depending on the series.

DIY or Call Us?

There’s a safe middle ground before calling. You can check your gutters for granule buildup from the ground with binoculars, or photograph suspected damage from a ladder set on level ground, never leaning it against the gutter. You can also check the attic for active drips during rain, or daylight showing through the roof plane, which indicates a penetration.

What we don’t recommend: walking a pitched roof, removing shingles to inspect decking, or handling ridge vent work. The fall risk on even a 4:12 pitch, four feet of rise per twelve feet of run, is serious, and improper nailing pattern voids Tamko’s warranty. We’ve redone three Sunnyvale jobs in the past two years where a homeowner’s repair attempt created a leak path that wasn’t there before. If you’re unsure, call (650) 405-3637. We’ll photograph what we find, write the scope and price, and you decide from there.
